Project Overview
A commercial property owner approached MSER Ltd looking to reduce rising electricity costs, improve long-term energy efficiency and maximise the return on investment from renewable energy. As the property is a listed building, the project required careful planning from the outset. Working closely with the appointed architect, MSER Ltd helped navigate the planning process and ensure that all heritage requirements were satisfied before installation could proceed. The result was a carefully designed solar PV solution that balanced energy performance, financial return and the unique requirements of a historic property.
The Challenge
While the property was well suited to solar generation, the project faced several technical and regulatory challenges. During the initial G99 grid application process, export limitations were imposed that would have significantly restricted the amount of electricity the system could export to the grid. This would have reduced both system performance and the financial return available to the customer. In addition, the listed status of the building required a sensitive approach to both planning and installation, while roofing works were also necessary as part of the project. The challenge was to develop a solution that would maximise generation and export capacity while ensuring the installation met both planning and technical requirements.
The Solution
Rather than accepting the grid restrictions, MSER Ltd identified an alternative approach that would unlock the full potential of the installation. By upgrading the property’s electrical supply from single-phase to three-phase power, the system was able to achieve maximum export capacity, significantly improving the long-term value of the investment. Working alongside the project architect, MSER Ltd designed and installed a commercial solar PV system that incorporated:

- Three-phase electrical upgrade
- Listed building planning support
- Coordination with the project architect
- Smart Export Guarantee (SEG) integration
- Battery-ready infrastructure
- Roofing and slating works completed by MSER Ltd’s in-house team
Having both roofing and renewable energy expertise under one contractor simplified project delivery, reduced coordination issues and ensured the installation could be completed efficiently. To further enhance financial returns, the customer secured a Smart Export Guarantee tariff paying 15p per kWh for exported electricity, creating an additional revenue stream alongside reduced electricity consumption. The system was also designed to accommodate battery storage in the future without requiring further grid upgrades, providing flexibility for future expansion.
